Frequently Asked Questions

Why do I Need a Permit?

The Building & Safety Department is here to help. Permits allow city inspectors to ensure work is being performed properly and according to all applicable building and safety codes, for the protection of you and your family. Inspections also help ensure that minimum standards are met, which protects property values for you and your neighbors.

What Happens if Work is Performed without a Required Permit?

You will be charged double the regular permit fee, plus:

  • $100 fee for first failure to obtain permit.
  • $200 fee for second failure to obtain permit.
  • $500 fee for third/subsequent failure to obtain permit.

How Much Does a Permit Cost?

There is a $60 minimum fee for permits, plus $10 per $1,000 of construction cost for projects over $2,000. Permits for residential sheds, concrete flatwork and fences are $50.

How Long Does it Take for a Permit to be Processed?

Applications and plans are reviewed for compliance with current building codes and city ordinances. It takes approximately 10-15 working days for the application review process to be completed, depending upon the complexity of the project. Applications for residential concrete flatwork from licensed contractors are processed within 24 hours. Certain "remove and replace" applications are processed immediately, as long as applications are filled out accurately and completely.

Can I Apply for a Homeowner's Permit to Perform Work on my Home?

Property owners may obtain permits; however, applicants must speak to the appropriate inspector to ensure knowledge of the project before a permit is issued. Property owners should read the "Property Owners' Beware" flyer for further information.

What Information is Required if I Want to Install a Privacy Fence or a Swimming Pool or a Shed or a Deck?

All permit applications are complete with specific instructions. Permit applications are available online or at the Building & Safety Department located at 4500 Maple.

How do I Know What Inspections are Required and How do I Schedule Them?

Required inspections are listed on permit application forms and on issued permits. Permit inspections are scheduled by calling the 24-hour Automated Scheduling System at 313/943-2400. You must have your permit number and know the inspection code (listed on the permit).
