Home Rehabilitation Program

Assistance is available for various types of projects through the City of Dearborn Economic and Community Development department.

The City of Dearborn's Home Rehabilitation Program provides financial assistance (deferred loans) to qualified homeowners for the repair or rehabilitation of their homes.

  • Local Code Corrections
  • Barrier Free Modifications
  • Gutters
  • Repair of Defective Doors, Prime Windows, Storms
  • Garage Removal
  • Porch and Step Repair
  • Major Sewer Repairs
  • Roof Replacement
  • Aluminum/Vinyl Siding
  • Concrete Replacement
  • Plumbing Repair
  • Defective Furnace/Boiler and Water Heater Replacement

 

Who is Eligible?

You must have owned and occupied a one-family Dearborn residence for a minimum of one year and have a valid Certificate of Occupancy (C of O) or for a minimum of two years without a valid C of O. A two-family Dearborn residence may be eligible for assistance if the owner-occupant has been utilizing the structure as a single-family residence and agrees to permanently covert the structure to a single-family home.

Your property taxes, mortgage, and home owner's insurance payments must be up to date.

The property must be structurally sound and economically feasible to rehabilitate.

Completion of standard maintenance and minor repairs (such as smoke detectors, vacuum breakers, debris removal, and furnace inspection) may be required prior to acceptance into the program.

The home must be economically feasible to rehabilitate.

A lien, guaranteeing future repayment of the assistance provided, plus an administrative fee, will be recorded against your property.

Assistance is offered with no interest charges. Repayment of the loan and administrative fee becomes due when the home is sold or is no longer owner-occupied by the eligible applicant.

Home Weatherization Program

Dearborn low-income home owners and renters are eligible to apply for home weatherization assistance through the Wayne-Metropolitan Community Action Agency (WMCAA). Program details are available by visiting Michigan's Department of Human Services Weatherization Assistance Program webpage. Weatherization assistance can help with projects such as sidewall insulation, weather-stripping, broken glass repair, furnace inspection and tune-up, caulking doors and windows, attic insulation and ventilation, and crawl space and box sill insulation.

Wayne Metro is the weatherization provider for many Out-Wayne County communities, inlcuding Dearborn. Residents may call 734-284-6999 for more information or to see if you qualify.
